Fire Doors form an essential part of a building’s fire safety system and, as such, they are purpose-built with specific safety features which slow and restrict the spread of smoke and fire in the event of an emergency.
Fire Doors must be maintained, reviewed and inspected at regular intervals to ensure that they are fit for purpose and compliant with current safety standards. This task is often delegated to individuals with either very limited experience, or in some cases no experience, in such a niche area of Fire Safety, often leading to poorly maintained or non-compliant doors.
Our Fire Door Awareness Training session is aimed at upskilling those who are delegated with the day to day responsibility of Fire Door maintenance, and who therefore need a more in depth knowledge of Fire Door function and structure as well as knowing what to look out for in terms of common flaws, faults and wear and tear, enabling them to perform their duty with increased confidence and from a more robust and thorough knowledge base.

Fire Door Awareness Training F.A.Q's
UK fire safety laws such as Regulatory Reform (Fire Safety) Order 2005 and Building Safety Act require fire safety assets (including Fire Doors) to be in good working order and to be inspected accordingly. Fire Door Inspections should be carried out by qualified/competent persons and recorded appropriately. Repairs must also be carried out by competent persons.
All business premises and shared residential properties need to carry out fire door inspections. Residential properties include blocks of flats and HMOs.

Given the complexity of fire door regulations and the importance of compliance, this is not advisable without training. There are many regulations that apply to Fire Doors such as British Standards BS 8214 and BS 476 and Building Regulations, particularly Approved Document B and you must consider if you have the full knowledge and competency to do so. You should engage a qualified Fire Door Inspector to carry out inspections. The same applies to maintaining the doors.
Yes. If your doors are old, they do not have to be replaced, but they do have to meet the requirements of their purpose and are still subject to key regulations such as:
- The Regulatory Reform (Fire Safety) Order 2005
- Building Regulations Approved Document B
- British Standard BS 476 or BS EN 1634 for fire resistance
If your old fire doors do not meet current standards, you may need to carry out works such as upgrade intumescent seals, hinges, screws, or closers in order to improve performance to the required standard. If not viable, you may need to replace the entire fire door assembly.
